Getting Your Home in 5 Easy Steps
Whether you’re a first-time home buyer, looking to move into a bigger home or downsize, or even considering a rental or vacation property, the home-buying process can be stressful. Let's take a look at some steps to make it easier to get into your new home.
Let’s Have a Meeting
This important first step is where I get to know you, not just your plans for your new home, but also your goals for the future. I can also offer advice on how to increase your credit rating so that you are eligable for the best possible mortgage product. I will also outline the additional costs that come with buying and maintaining a home. Be sure to bring all your questions!
Know Your Purchasing Power
Before you start house shopping, let’s get you pre-approved. Based on your down payment, income, assets/liabilities, and credit score we will know what mortgage amount you will qualify for. This way you will know what your monthly carring costs. Both realtors and sellers will know that you are a serious buyer. Now it's time to go house shopping!!

Your mortgage amount will be finalized based on your purchase price. We will submit your application to the selected lender, we will then receive a commitment from the lender, which includes the mortgage details and any other conditions or documentation required. The lender may require and appriasal of the property. Once we have completed everything the lender and received final approval, you can waive your financing condition, if you had one on your offer to purchase.

Your lender will send your mortgage information to your lawyer. If you would like to be referred to one of my lawyers just let me know. Approximately 10 days prior to the closing of your home, you will meet with your lawyer to provide identification and your remaining down payment, sign all the documents that relate to your new home and review your closing costs. Then everything will be in place for your closing date.

On the day you take possession of your home, your mortgage funds are sent by your lender to your lawyer. Now you can move in and begin to enjoy your new home! The right mortgage is always a great beginning to a smart financial plan for your future.
